In a stilt-plus-four building, the four homes look almost identical on paper. Their value differs, and the reasons are details that often get skipped during a quick visit.
Parking
Ask how many cars each floor gets in the stilt, which exact slot is yours, and whether that's written into the deed. Slots that don't block another car are worth asking for.
Lift
Check the lift's make, capacity and who maintains it. Ask how running costs are split between floors and whether there is power backup.
Roof rights
The top floor often comes with roof or terrace rights, which can make it the most valuable floor in the building. Make sure whatever you're promised is in the deed.
Which floor suits you
- 1st floor: easiest access, popular with families with elders.
- 2nd and 3rd floors: more light and privacy, often the best balance of price and comfort.
- Top floor: roof rights and views, but more heat in summer unless it's well insulated.
