West Delhi floors are sold by plot size in gaj, but you live in square feet. Mixing the two up is the most common reason buyers feel a floor is smaller than they expected.

The conversion

One gaj is one square yard, which is 9 sq ft. So a 200 gaj plot is 1,800 sq ft of land. That number describes the plot, not your floor.

Plot size versus built-up area

Your floor is built on that plot after setbacks, the staircase, the lift shaft and walls. A floor's built-up area can be close to the plot area or noticeably less. That's why every listing on this site shows both: plot in gaj and built-up in sq ft.

Carpet, built-up and super area

  • Carpet area is the usable floor inside your walls.
  • Built-up area adds the thickness of walls and balconies.
  • Super area adds a share of common spaces like the stairs, lift and lobby.

When comparing price per sq ft, make sure both floors are measured the same way.

A quick sense check

Divide the asking price by the built-up area. If one floor's rate looks out of line with others in the same block, ask why. Road width, park facing, corner plot, floor level and roof rights all move the price.
